# Appliance repair at the Beaches

Three beach towns with one shared problem: chloride in the air attacking condensers, hinges and stainless, in houses that are often shut up for weeks at a time.

Duval County. Communities: Jacksonville Beach, South Jacksonville Beach, Isle of Palms, Atlantic Beach, Neptune Beach.

The Beaches are the only part of our service area where the same appliance is attacked from outside as well as inside: 32250, 32233 and 32266 sit in a band where airborne chloride is a daily load, and many of these houses stand closed and unoccupied for weeks at a stretch.

## What a technician checks first at an address here

- **Fasteners, hinges and door square** — Chloride makes a galvanic cell wherever two metals meet. Seized hinge pins and rounded screw heads come before the sealing problem they cause.
- **Condenser fin stack condition** — Aluminium fins corrode as well as clog out here, so the stack loses surface area permanently and the unit runs longer for less output.
- **Stainless surfaces at handles and seams** — Chloride attacks the passive oxide layer in local spots, so the damage reads as pitting and rust bloom rather than the even dulling people expect.
- **How long the house has stood closed** — An unoccupied house with the air conditioning set high is a humid house, and appliances left standing full and unused develop their own set of faults.
- **What happened at the last restoration** — The Beaches are exposed and lose power early. Boards and interfaces damaged by the transient at re-energisation are the most common post-storm call here.

## Three towns, one shared exposure

The Beaches look like a single place from the outside, and for appliance work the
resemblance mostly holds: Jacksonville Beach, Neptune Beach and Atlantic Beach all
sit in the band where airborne chloride is a continuous load rather than an
occasional event.

It is not a storm phenomenon. It is every day, on every surface with a view of the
sky, and rain does not remove it — rain dissolves deposited salt and carries it into
seams and fasteners where it stays. That single fact drives most of what we are
called out to here, and it is why the maintenance advice at the Beaches is different
from the advice five miles inland.

## The damage sequence, in the order we look for it

**Fasteners and hinges.** Two dissimilar metals in contact with a chloride
electrolyte make a galvanic cell. Hinge pins seize, screw heads round out, and a
refrigerator or oven door that has to be forced ends up out of alignment. In this
climate a misaligned refrigerator door is not cosmetic — it is a gasket that no
longer seals evenly, condensation at the seam, mould in the gasket folds and a
defrost system falling behind.

**Stainless pitting.** Stainless resists corrosion because of a thin passive oxide
layer, and chloride is specifically effective at breaking that layer down in
localised spots. The result is pitting and rust bloom, not the even dulling people
expect. Panel-ready and stainless fronts on ocean-facing kitchens show it first at
handles, seams and screw heads.

**Condenser fins.** Aluminium fin stacks corrode, the stack loses surface area, heat
rejection falls, and a refrigerator or ice machine runs longer for less output. On
outdoor kitchens and in garages at South Jacksonville Beach and Isle of Palms this is
the single most common cause of a unit that "just isn't as cold as it used to be" —
and unlike a dirty condenser, corroded fins do not come back with a clean.

A monthly fresh-water rinse of exposed stainless and of condenser fin stacks is the
highest-value maintenance available here, and it costs nothing but time.

## Houses that stand empty, and small older kitchens

Two things about beach housing change the work as much as the salt does.

The first is occupancy. A good number of these houses are second homes or rentals
that stand closed for weeks at a time, often with the air conditioning set high to
save power. That leaves a warm, still, humid interior, which is exactly the condition
in which a refrigerator gasket grows mould in its folds and a dishwasher left with a
wet sump develops a smell that no cycle clears. An ice machine left running in an
empty house keeps making and re-melting ice all week for nobody. Where a property is
routinely left, the useful habit is to empty and dry the water-holding appliances and
leave their doors ajar rather than to leave everything running.

The second is size. The older beach cottages have small kitchens with narrow runs
and shallow depths, and a modern built-in is deeper and heavier than what the opening
was cut for. Getting a column through a beach-house door, along a
hall and into place is a planning problem before it is a technical one, and where
replacement is the honest answer, the opening decides what fits. We measure during
the diagnostic rather than after an order.

## Storm exposure arrives with the power

The Beaches are exposed. Matthew took power from nearly 250,000 metro customers in
October 2016, Irma produced the worst Jacksonville flooding in nearly a century in
September 2017, and Helene took 113,000 JEA customers off the grid in September 2024.

In every case the appliance calls that followed were about equipment that came back
wrong rather than equipment that went warm. Control boards, inverter compressor
drives and user interfaces are damaged by the voltage transient when a whole area is
re-energised at once. Open the breaker on built-in refrigeration once the power has
already failed, and restore it manually twenty minutes after the street is stable.
