Refrigeration only, which changes how we approach it

Sub-Zero makes refrigeration. Built-in side-by-sides and French doors, integrated columns, undercounter drawers, wine storage and standalone ice makers. It does not make ovens, cooktops or dishwashers. When a homeowner tells us “the Sub-Zero is down,” the fault is always somewhere in a refrigeration circuit, and that narrows the diagnosis considerably before we arrive.

The design decision that matters most here is dual refrigeration: the fresh-food side and the freezer side run on separate sealed systems with their own evaporators. It is the reason lettuce keeps for a fortnight in a house where the indoor dew point sits in the sixties for five months a year. It also means a unit can be half-broken. A freezer holding at zero while the refrigerator drifts to 50 degrees is not a contradiction — it is a single-circuit failure, and it tells us which half to open.

What Northeast Florida does to these units

Three regional conditions account for most of the Sub-Zero work we take.

Condenser fouling. A built-in Sub-Zero pulls its condenser air through a grille at the top of the unit, inside a cabinet run, in a house that runs air conditioning nine or ten months a year. Air conditioning means recirculated indoor air, and recirculated indoor air carries lint, dust and pet hair straight onto the condenser fins. A blanketed condenser raises head pressure, the compressor runs longer for less cooling, and the first symptom the homeowner notices is that the ice maker has slowed down. We clean condensers on roughly a six-month cycle here rather than the annual cycle that works in a dry climate.

Humidity at the door seam. At 75 percent mean relative humidity, the gasket is doing real work. When a magnetic gasket takes a set — flattened at the hinge side, crushed at the corners — warm room air leaks in continuously. You get condensation on the liner, mould in the folds of the gasket itself, and a defrost system that can never get ahead of the ice load. Panel-ready installations hide this well; the customer sees a wet floor or smells the gasket before they see a temperature change.

Sealed cabinetry and the dual-system layout. A built-in Sub-Zero is a fitted piece of joinery as much as an appliance. It sits in a specific opening, carries a custom panel and hardware weight on its hinges, and on the dual-refrigeration models runs two separate sealed systems in one cabinet — which is why one compartment can drift off temperature while the other holds perfectly. That symptom is diagnostic in itself, and it is also why a fault here is never assumed to affect the whole unit until it has been measured on both circuits.

Storm damage arrives late

Sub-Zero refrigeration does not usually fail during an outage. It fails when the power comes back. Helene took 113,000 JEA customers off the grid in September 2024, and the calls that followed were not about warm food — they were about units that would not restart, interfaces that lit but would not respond, and compressors that hummed and cut out. A restoration surge is a short, sharp voltage event that electronics take badly.

If a named storm is inbound and you have a built-in Sub-Zero, the useful move is to open the breaker or pull the plug once the power is already out, and restore it manually twenty minutes after the neighbourhood comes back up. That single habit prevents more control-board replacements than any surge strip.
